Fall in San Diego 2026: Oktoberfest, Pumpkin Patches, and the Neighborhoods That Make Autumn Special

Fall arrives quietly in San Diego County, and this year it lands with a full calendar: the East Village Oktoberfest pours this Saturday, the El Cajon Oktoberfest runs its famous two weekends starting September 25, Julian's Autumn Jubilee opens September 26, and pumpkin patches from Lakeside to Valley Center turn golden. If you have been waiting for a reason to explore a new neighborhood, this season is it, so let me walk you through what is happening.

This is not leaf-peeping country, but San Diego gets something better: warm evenings, strong community, and neighborhoods that know how to gather. After 18+ years here as an agent, investor, and military spouse, I have learned that the way a community celebrates autumn says everything about the life available there. San Diego's Oktoberfest Season Kicks Off This Weekend

The season starts downtown. East Village Oktoberfest at Quartyard happens Saturday, September 19, a one-day, 21-and-up celebration with craft beer and live music in the converted lot that anchors one of downtown's fastest-changing neighborhoods. If you have been watching the East Village high-rise boom, this is the weekend to feel it for yourself.

Then comes the main event. Oktoberfest in El Cajon, hosted by the German American Societies of San Diego at 1017 S Mollison Avenue, runs September 25-27 and again October 2-4 with authentic German beers, Bavarian food, folk dancing, games, and a kids' zone. Hours are Friday evenings to 10 p.m. and weekends noon to 9 or 10 p.m., with entry $15 on Fridays and Saturdays and $5 on Sundays. The celebration has run since 1972, and I love that El Cajon takes its traditions that seriously.

One more to mark: La Mesa Oktoberfest in downtown La Mesa, October 3-4, bills itself as Southern California's largest. I have written before about the La Mesa and El Cajon housing market, and events like these are a big part of why both cities keep drawing first-time buyers and young families.

The Miramar Air Show: A September Tradition With a Military Heart

September 25-27 also brings MCAS Miramar Air Show 2026, America's largest military air show, headlined by the Navy Blue Angels with free admission and parking. As the spouse of a military veteran, this weekend means a lot to me: I have PCS'd with my family more times than I can count, and I love watching Miramar open its gates to the community it serves.

Julian, Pumpkin Patches, and Small-Town Fall in the County

For the classic autumn experience, head east. Julian Autumn Jubilee runs weekends from September 26 through October 25 at Fort Cross Old Timey Adventures, with a homegrown pumpkin patch, cider pressing, hayrides, and farm animals in mountain air. Julian is where San Diegans go for actual seasons, and its cabin market and weekend rentals catch investors' eyes too.

The pumpkin patches open around the same time. Oma's Family Farm on El Monte Road in Lakeside runs September 26 through October 31 on Thursdays through Saturdays. Bates Nut Farm in Valley Center and the Carlsbad Strawberry Company offer their own fall harvests. Each anchors a community: Lakeside's horse-country feel, Valley Center's ranch lots, Carlsbad's coastal family scene.

What Fall Events Tell Us About Where to Live

Here is the real estate lesson hiding inside the festival calendar: the best way to test a neighborhood is to experience its season. A town that throws an Oktoberfest with a kids' zone is a town where families gather. A mountain town that opens a cider press is a town where weekends matter.

El Cajon and La Mesa offer some of the most attainable price points in the county, built around exactly this kind of gathering. Lakeside and Valley Center give you space for a fraction of the coastal cost. Julian offers mountain cabins, and Carlsbad proves coastal living and small-town charm are not opposites. Spending one of these fall weekends in person tells you more than a month of listings ever could.

The Fall 2026 Market: Rates Are Up, and So Is Inventory

You have probably seen the rate headlines: the Federal Reserve raised its benchmark on September 16, the first hike since 2023, and 30-year mortgage rates have climbed to about 6.95%, the highest in over a year and a half. The short version for fall: rates are cooling some buyers, but inventory is growing. San Diego County had roughly 6,400 active listings in August, up from about 4,700 in May, and countywide days on market have stretched to around 45, giving buyers room to think. When the crowd thins, prepared buyers gain leverage and honest sellers stand out, and both win.
