Spotlight on San Marcos: North City, Great Schools, and North County's Fastest-Growing Community

San Marcos is one of the fastest-growing communities in North County, and it keeps coming up in my buyer conversations in 2026. Home values range from roughly $850,000 to $955,000, the schools are among the strongest in the region, and a $2 billion project called North City is rising beside Cal State San Marcos. This guide connects the market with school data so you can decide if San Marcos belongs on your list.

I have spent 18+ years in San Diego real estate as an agent, military spouse, and investor. San Marcos keeps my attention because it pairs real growth with genuine community, and it still costs less than almost anything on the water.

The San Marcos Market Today

San Marcos is a competitive market. According to Redfin, homes average about two offers and go under contract in about 21 days. The median sale price sits near $924,500 in the middle of 2026, and typical home values run from roughly $850,000 to $955,000 depending on the neighborhood and home type. That is still far more than the national median, but it is a meaningful entry point compared with the coast.

It is worth being honest about what that softer price is and is not. Values eased close to five percent from a year earlier after years of solid gains, but demand has not disappeared. Homes with more than one offer are still common, and a well-prepared property still sells well. North City: The $2 Billion Story

The biggest force in San Marcos real estate is North City, a 200-acre master-planned community right next to Cal State. The plan includes about 3,400 homes, 1.1 million square feet of offices, 345,000 square feet of retail, and a 250-room hotel. The 222 North City building, which topped out in December 2024, added 460 apartments and shops, and new townhome communities continue to open across the district. According to state housing news coverage, the construction boom has helped San Marcos far exceed its state housing goals.

New apartments shift the rental market, new neighbors change a street, and values adjust as the district finishes. The Schools Are the Anchor

The San Marcos Unified School District serves the city, and its strongest cluster is in San Elijo Hills, where students can genuinely walk to school. Children attend San Elijo Elementary and the walkable Double Peak School. They then move to San Elijo Middle School, named a 2026 California Distinguished School, and from there to Mission Hills High School. In central San Marcos, Richland Elementary carries a GreatSchools score of about nine out of ten and feeds San Marcos High School.

School quality shows up in the housing market. Homes within walking distance of the strongest campuses hold their demand even when the county cools. Community Life and College Energy

Cal State San Marcos gives the city a true college-town pulse. The new North City district adds coffee shops, restaurants, a bowling alley, and a climbing gym, which explains the amount of energy the area has. The city also keeps about 60 miles of trails and 29 parks.

Double Peak is a favorite hike with a view across the whole county. Discovery Lake offers an easy nature walk and birdwatching. Lake San Marcos adds resort-style living beside an 80-acre lake. Between the trails, the parks, and the shops and restaurants of the new district, San Marcos has a relaxed North County rhythm that families settle into quickly.

A Great Area for Military Families

San Marcos is a serious contender for military families. It is roughly 25 minutes from Camp Pendleton's main gate via Highway 78, and the I-15 runs south to MCAS Miramar in about half an hour.
